Complying with planning and construction guidelines

All new developments (residential, commercial, and industrial) need to comply with planning provisions and National Construction Code guidelines. This includes:

thermal efficiency of a building
how stormwater is filtered, collected, detained and discharged
amount of green and permeable space
amount of shading
velocity of stormwater discharges.

Our expertise is understanding these requirements, and in particular modelling and designing sustainable solutions to meet these planning rules. Rainwater tanks, planter boxes, solar panels, green walls, and materials selection are some of the design solutions we can recommend and provide for you.

The right design solution

Our skill is in choosing the right design solution and how it integrates with the rest of the building and services.

For example, a green wall by itself is great, but what if it was designed to integrate with the drainage and stormwater system? What if it created a thermal barrier to support a more comfortable inside space?

Our approach is not just in compliance. We will often suggest how to do more with your design and planning application to move it towards a net zero home.

How we can help your town planning application

Wave Consulting can provide the following water and energy assessments and reports for your town planning application.

You need to demonstrate how stormwater will leave the site, how it will be filtered and collected and reused. You’ll also need to show how the whole design solution will comply with WSUD (water sensitive urban design) pollution reduction targets (usually 80% reduction in total suspended solids).
For larger developments (usually above five dwellings/units) a more comprehensive Sustainable Management Plan can be developed.
BESS (Built Environment Sustainability Scorecard) is the industry standard sustainable design assessment online tool. Over 20 councils in Victoria use BESS to clearly assess how a proposed development meets several sustainability requirements.
For developments outside of the potable/sewer truck system, you need to manage greywater and blackwater on site. There are EPA and council rules for how this is done. We design these greywater systems and produce a Land Capability Assessment report.
